
At Anders, our ideal partner is a broker/owner who recognizes the challenges their firm is faced with from new trends in the industry, such as IBUYER programs, reducing or eliminating the brokerage’s involvement in the real estate transaction, a shortage of listings and closed transactions, and wants to have the unique resources the a relationship with Anders can bring to not only combat those trends but get out in front of those trends locally. A relationship with Anders will be a portal into your marketplace to jointly assemble the resources needed to insulate your brokerage from those outside forces and trends in the industry. Your already successful marketing efforts that have contributed to your firms prominence are key to our companies succeeding together locally. We will work together to identify which of the needed roles your brokerage and it’s agents have through your existing relationships and keep as many of those under the umbrella of your company as possible. We have found that with a little bit of collaboration between your firm and Anders we will be able to identify most of the key roles needed.
+ Retail Broker
- The ideal candidate for an offers retail broker is one that focuses on growing their agents and transactions via multiple office locations, a strong infrastructure, strong advertising, and the desire to fight against the incoming competition of I-buyer companies. This role could be viewed as the bottleneck of the entire process. Meaning if there are no leads coming in via marketing efforts, then there is no business for anyone to work on. Another key point here is that we only want the broker to fill one role. While the following roles can be filled by the same person in some instances. For example, a general contractor may also be a house flipper and a borrower.
- The retail broker should also be a very well respected person in their community and definitely one of the top three real estate companies in the territory.
+ Real Estate Agent
The ideal real estate agent that is affiliated with a broker on the Anders platform will possess a common sense knowledge of home renovations and have many contacts in the real estate investment arena. This agent will be in a position to bring their real estate investors to the Anders platform in order to gain access to investment properties that they otherwise would not have access to. The agent will assist in completing quick BPOs to help us in valuing the property properly and give Anders a After Repair Value opinion. REO agents tend to make good candidates.
+ House Flipper / Investor
- The ideal candidate for this role is a person who has decided to go full time into this endeavor. This is not a side project for them, rather it is their whole livelihood and their employees. Ideally, this person is either a contractor or is very close partners with a contractor. This person may act as their own contractor and hire all of the subcontractors, source materials, and project manage the rehabs. They may also be a real estate broker that focuses on selling their own properties. This person also needs to be an expert at valuations, both as is value and after repair value. They need to be able to estimate rehabs very quickly and accurately. This person may also be an investor that is accumulating real estate for rental holdings. In this case, they will need to be an expert at rent estimates.
- This candidate should be handling 3 to 5 flips at a time at a minimum. Many of our top real estate investors do 50 to 100 transactions or more per year.
+ Borrower
This role is especially important to Anders Lending. Ideally,this person is also the flipper/investor. there are some times situations where the borrower or finance partner is in charge of sourcing the capital, while the other partner is in charge of running the rehab projects. this is where Anders makes half of its money.
+ Subcontractor
This role is especially important to Anders Lending. Ideally,this person is also the flipper/investor. there are some times situations where the borrower or finance partner is in charge of sourcing the capital, while the other partner is in charge of running the rehab projects. this is where Anders makes half of its money.
+ Service Providers
There are many services rendered during an Anders offer purchase. These include, but are not limited to, title, retail lending, appraisers, inspectors, insurance, etc
+ Home Buyer
At the end of a complete transaction, the rehab house will eventually be bought by the end user, owner occupant. One of the key advantages of the Anders offers platform is that the home can be marketed during rehab through many different platforms. Ideally, the agent can double side these transactions.
+ Asset Manager Role
Will have a background in property management and Asset Management
